A new destination for the TCU Community

In June 2019, Campus Hotel Venture GP LLC began developing the first hotel to call TCU home. The hotel is designed to be the heart of the vibrant students, parents, alumni, professors and future Horned Frog families. It will play a key roll in the revitalization of Berry Street. Its unrivaled corner location will host a variety of amenities for business guests, friends and family gatherings.

About the Project


Hyatt Place TCU will place TCU-centric hospitality just a few steps away from everything on campus. With 150 guest rooms, the rooftop Lot12 bar, free breakfast, 3500 square foot ballroom with partition-ready meeting and conference spaces, swimming pool and deck and multiple-use public spaces, the hotel will be the perfect place for close-to-campus R & R.


Named after the original TCU lot 12 parking area, the shaded and breezy rooftop bar serves up breathtaking views of the campus and Downtown Fort Worth. Open from noon until 11 daily the space will feature curated cocktails, beers and a menu light of snacks and light dining. Lot 12 can be booked for private events. 


Get a round of golf in anytime at one of Lot 12’s Top Golf Swing Suites. These two private rooms will showcase the full spectrum of Top Golf’s gameplay in full emersion golf simulator with full service dining and cocktails. Each suite will house up to 8 players. Both Top Golf Swing Suites are available for reservations. 


An all day, chef-driven dining concept will be available next to the hotel. From the kitchen and bar, guests will find offerings inspired by local and regional artisans, craft cocktails, ice-cold tap beer and daily and weekly specials. Perfect for anything from a quick lunch to a catered business gathering, the restaurant will bring an elevated dining option to TCU.

Our Team

Our team combines the essential skills necessary to successfully develop a hotel: hotel experience, construction experience and real estate legal experience. The partners have been friends for many years and have been working on the TCU project for two years.


John F. Davis III

  • Twenty eight years of experience in the hotel industry

Tom Sabin

  • Thirty nine years of real estate operating and development experience
  • Currently manager of GSSW Real Estate Investments, a multifamily operating and development company with 1,972 units and holds assets in Texas, Florida and Missouri. GSSW is currently working on the development of several additional projects.
  • Chairman of California Coastal Communities, a publicly traded real estate development and home building corporation. (1997 – 2008)
  • March, 1992, Thomas Sabin, Inc., with the financial backing of Great Southern Life and Southwestern Life was awarded the winning bid for the San Jacinto Savings Pilot II Portfolio. The portfolio consisted of just over 9,000 apartment units located in ten states, 535,000 square feet of garden office buildings in Texas, and 1.1 million square feet of strip center retail located in Texas, Oklahoma and Georgia.
